Do I have any sort of protection without a lease?
i own a smoothie bar inside of a gym, which i don’t pay rent. also, i don’t have a lease (i’ve been trying to get one for over a year, with no success). there are rumors that the gym is closing, which makes sense of why they wouldn’t give me a lease. if they lock the doors, am i just out of luck? or do i have any protection that will let me in the doors to get my stuff out?i have 1000′s of dollars in inventory, and i lease really expensive machines from other companies.

Yikes! You need to tell the landlord that you’re moving your stuff out in one week unless they can give you a month-to-month or week-to-week rental agreement (even $1 or in exchange for free smoothies). Ultimately, they may tell you to leave, but you need some type of agreement to protect your assets and business.
Also, make sure you label all of your property so it’s easy to identify.
Cven with a rental agreement, there’s no guarantee you can get your stuff out easily. Crazy stuff can happen when a business is in trouble. If the company fires all the employees and the owners leave town, you don’t have any way of accessing the building. The new owners (or bank, if foreclosed) will have no way knowing that you really own the bar.
